Meridian Pacific Properties acquires, renovates, leases, manages, and sells Class-A, single family investment properties and portfolios to investors seeking positive cash flow investment opportunities.

Meridian utilizes its local market expertise to locate Class-A SFR properties in neighborhoods and sub-markets that demonstrate very specific quality, demographic and long term growth characteristics that will be highly-desirable to long-term tenants who are seeking housing comparable to the median priced home in a given area.

Through an intense evaluation and screening process Meridian sources a very select group of properties and lots that match our required criteria of quality of location, construction that creates both tenant and homeowner appeal. Each property brought into the Meridian inventory goes through a thorough certification process before it is ever presented to an investor.

Properties acquired for the Meridian inventory are commonly sourced in distressed condition requiring significant capital improvements throughout the property. Through our inspections and renovations Meridian restores the property condition to top market value which in turn drives desirability and rental income while also protecting long-term maintenance exposure for the investor.

A significant portion of the Meridian inventory created is brand new construction, also know as “Built to Rent”, in which Meridian will build very attractive, brand new properties on well located lots found throughout our Meridian neighborhoods.

Once renovations or construction are complete, Meridian then locates, screens and places a tenant into the property. Meridian also provides ongoing professional property management through our in-house division, Meridian Property Management (MPM).

MPM manages over 600 units in our market and handles all tasks and items that may occur while investing in SFR properties including leasing, rent collection, maintenance events as well as providing constant owner communication and reporting.

Once the property is fully stabilized Meridian then markets the asset as a passive and performing, high cash flow investment. It is at this point that the property is available for the investor community to acquire.
