All investment properties sold by Meridian Pacific Properties are backed by our Investor Assurance Program™ (IAP), which includes warranties on maintenance and receipt of rents

 

Every property that is sold by Meridian is backed by a one-year homeowner’s warranty provided by our warranty partner, First American.  FirstAm homeowner’s warranty is a service contract between the Buyer and FirstAm which covers the repair or replacement of many of the most frequently occurring breakdowns of home systems and appliances.  The specific coverage items, terms and conditions of this homeowner’s warranty are outlined in the FirstAm homeowner’s warranty document.

 

In addition, we offer a one-year rent warranty on every property sold, which remedies rent payment shortfalls caused by willful or negligent violation or breach of the terms of the lease by the tenant during the first year the property is owned.  For example, should a tenant break their lease due to the loss of a job, a divorce, personal credit issues, or similar situations, we will pay the rent shortfall to the investor.

 

The details about our IAP and our warranties are fully explained and provided in writing at the time a property is purchased by an investor.
