Our markets are like other American cities with a great deal of diversity. Like any city, there are very wealthy neighborhoods, very poor neighborhoods, and a range of residents and properties in between. As our Sweet Spot article explains in greater detail, we look for very specific criteria in our investment neighborhoods.
Meridian Pacific Properties invest in neighborhoods that:
- Fall within -30% to +10% of the median price range for the city
- Support monthly rents that are approximately 1% or more of the market value of the property
- Generally fall outside of the city center, in typical residential communities
- Appeal to traditional single family renters (3 or 4 bedrooms, 2 baths)
- Have a high percentage of homeowners
- Are in zip codes, subdivisions, or neighborhoods, and streets that we know personally and that offer the attributes that we seek
We seek neighborhoods with these attributes because:
- Median-priced homes in quality neighborhoods have the broadest appeal, and are the easiest to rent and sell
- These quality neighborhoods attract tenants with higher wages, higher education, and higher credit scores.
- Our neighborhoods have lower crime rates than lower income neighborhoods, resulting in fewer crime-related maintenance and vandalism issues.
- Property managers have an easier time selling, managing, and keeping good tenants in these desirable neighborhoods.
- Working families generally rent these properties. As a general rule, families look for more stable, longer term living arrangements close to schools and work resulting in a lower vacancy rate. Families also generally have more pride and take better care of the homes they live in, resulting in lower maintenance expenses for investors.

Quality neighborhoods --- short term cash flow and long term investment
Short term, quality neighborhoods have homes that “people have to live in”: they are affordably priced and lie in areas with higher percentages of homeowners. Not only do they offer excellent rent ratios, they are attractive to tenants and property managers, have low vacancy rates, and low maintenance expenses. Long term, these premium neighborhoods are always in demand, have stable appreciation, and are the easiest to sell if and when an investor chooses.
